Room Rates and Cancellation Policy

Pine Tree Cottage

Minimum stay at Pine Tree Cottage is 2 nights.  Rates are between $210-$195per night to rent the cottage 15% discount by the week.

The stated price does not include breakfast.  We can arrange to serve breakfast in the main house for an extra charge.  Please contact us for further details.

The cottage sleeps 6 comfortably, there may be a nominal charge for extra persons, this charge would be applied at our discretion.  Please contact us for further details.

Charge per pet in cottage is $30 per total stay, plus 5% VA sales tax.

Room Rate Terms:

  • A stay longer than 4 nights entails a small discount.  Please contact us for further details
  • All prices are subject to a tax of 5%
  • The number of nights in between is charged per ratio of the above prices over 4 nights.  Please contact us for further details as our booking system does not cope with the ratios.
  • Higher prices apply between Memorial Day and Labor Day weekends inclusive and prices cannot be combined with any other deals.

Hey Sailors!

For those attending Sailing Schools in Deltaville, a packed lunch can be supplied and to include a beverage, ( by pre-arrangement) for $10 per person. Vegetarians can be catered for with no problem. This has proven to be convenient for people in the past, so we would like to pass it on. This would be a plus to any 'deals' stated here.

Cancellation Policy

100% charged at time of reservation. Valid credit card details required to make a firm reservation.
Guest rates are based on single or double occupancy & are subject to state - local sales tax.

Our Cancellation policy is 14 days for the main house and 21 days for Pine Tree Cottage, unless either the room or cottage is re-rented, in which case the amount will be re-credited to your same credit card account.

A reservation fee is charged in the case of a cancellation of $40 or at the owner's discretion.

In case of an emergency cancellation, your credit card will be charged for the entire  stay unless the room is re-rented or, at the owner's discretion, a gift certificate may be issued for a stay at another time.

Other Important Information

  • Additional Person is $30.00 extra per night including breakfast and the cottage would be $20 per night without breakfast.
  • Smoking outdoors only for both the cottage and the B&B main house.
  • We are happy to have your children at our inn, but we do not supply cribs for infants.  Please let us know is advance if you are bringing them.
  • We are are pet friendly but need to know prior of their arrival as we only allow one family of pet staying at the same  time.
  • If your stay is for a special occasion, please let us know and  if we can help with any special arrangements.
  • Our Check-in time is  3 pm onwards but we would appreciate an advance estimate, especially if it is going to be after 7pm.
  • Check-Out is noon on day of departure.
  • We accept Cash, Checks, Dollar Traveler's Checks, Visa/MC, and Discover.

A Note About Our Cats

Please note: We are cat people and have three cats, Freda, Cassie and Henri (that does not mean we do not like dogs) who will either stay out of your way, or will enjoy being fussed over. For those who are allergic to cats; they do not go into the bedrooms and will not be around you whilst you are here (if that is what you wish) but, I can not promise there will be no dander in the air, even with all the latest vacuuming technology.
